An emergency repair is only necessary if there is a fault/damage that is likely to cause injury, undue inconvenience or which makes the premises unsafe or insecure. Emergency repairs as defined by the Residental Tenancies and Rooming Accommodations Act are as follows –
If such repairs are necessary, you must immediately contact our office in writing; email is accepted. The tenant(s) are responsible for the invoice payment if the reported maintenance issue is deemed the responsibility of the tenant/s or the fault of a tenant/s. If a tradesman is called out to a property for something that is not considered an emergency, the Landlord and Agency reserve the right to pass invoice payment onto the tenant(s).

Note: If you are locked out, you can collect the office set of keys within business hours, they must be returned within 2 hours from pick up, or as organised with your manager. If you are locked out after hours, then please call a locksmith > this is a tenant expense. If there is an issue with your keys after hours, please call Amalgamated Locksmiths, depending on the issue, this expense will be incurred by the tenant or owner.
